Some of the world’s most prominent mixed-use facilities, such as the Lotte World Tower in Seoul, South Korea, or the Century Plaza New Century development in Los Angeles, combine office, residential, retail, and hospitality components. Syska’s work on these two facilities reflects our approach: We design each component separately in phases, resulting in different systems that operate independently yet congruently in a single structure. Phased approaches are especially important in existing facilities, which must remain fully operational during renovations or expansions.
The systems we design include MEP, fire protection, and vertical transportation systems. We also collaborate with local jurisdictions on infrastructure to provide sufficient supply for a facility’s demand for power, gas, water, and information and communications technology. Energy efficiency is always a priority: We make sure that our designs not only meet local code requirements, but also reduce carbon footprints and operational expenses.
