Project Overview

Innovo “Last Mile” Distribution Center, Bronx, New York

Syska Hennessy designed the MEP engineering systems for the core and shell of the new 968,000 sf Innovo “last mile” distribution center complex. This includes a new 565,000 sf two-story mixed-use warehouse with 180,000 sf mezzanine, 34,000 sf of office workspace, and 52,000 sf of parking at the site of the former Whitestone Multiplex Cinemas in the Bronx. 

This new two-story warehouse meets the changing needs and functionality of retail and e-commerce, allowing online retailers, logistics providers, and other fulfilment providers to make same-day deliveries to millions of people in New York City and the surrounding area. 

Although warehouses have traditionally been one-story buildings, two-story buildings are increasingly being built to maximize space in dense urban areas. With a two-story configuration, the Innovo Distribution Center makes the most of its location at a six-way interstate intersection, and is adaptable for single and multiple tenants. 

The building was designed with high ceilings to accommodate vertical storage racks, and will allow direct loading on two levels without an elevator, taking into account state building codes for entrance and egress. Building features include a two-lane ramp, 130-foot truck court, and 90 loading docks.
