Project Overview

Hatch Life Science, Long Island City, New York

With building systems engineered by Syska Hennessy, the seven-story Hatch Life Sciences Facility at 43-10 23rd Street promises to redefine research in New York. Syska collaborated with Longfellow Real Estate Partners to develop effective design solutions to retrofit the existing industrial space to feature state-of-the-art labs and cutting-edge workspaces across multiple floors. 

For approximately the last 100 years, the building at this site has accommodated various types of tenants, from office to industrial to its most recent use as a parachute manufacturing facility. The building’s recent transformation into laboratory and office space started with an upgrade of the building’s infrastructure to comply with standards for a life science building.  

The second and third floors of the building were transformed to provide full spec labs, separated into two halves of the building. These labs can house a wide range of laboratory functions, including gene therapy, biology, pilot-scale manufacturing, chemistry, or medical research. The building also features shared amenities that include a cafe, fireplace, and conference rooms.

MEP infrastructure improvements include upgrading the existing Con Edison electrical services, adding a 1,000 kW diesel engine generator, and replacing the existing oil-fired low-pressure steam boilers with natural gas-fired condensing type hot water boilers. The building was upgraded to specifically accommodate lab functions through systems and components such as lab rooftop air handling units with separately coupled air-cooled condensing units, variable refrigerant flow (VRF) for laboratory processed loads, exhaust air systems for hazardous fume hood exhaust, laboratory compressed air and vacuum systems, and reverse osmosis and acid waste systems.
